Clients for whom we completed a major remodel are asking for a 3 car garage, apartment above and media room below, trying to get a handle on the costs, and details for the garage floor.
What will be the over all dimensions of the garage?
What do you mean by "details for the garage floor". Foundation? Finish? etc.
Can you have post in the garage or must it be clear span?
Is it attached or freestanding. Might need to consider the architecture of the existing house.
Will it be a full story or 1-1/2 story. 1-1/2 story might allow for a more interesting design w/dormers etc.
You might consider floor trusses. Easiest way to have clear span. They will also allow for easy electrical, plumbing and mechanical runs.
Will probably need to consider fire ratting. Sealing garage space from living space as mentioned before in previous post.
