Single glazed wood windows manufacturer?
Hey guys,
Have an upcoming job to do building a single car detached garage. The architect specified single glazed wood windows since the building is not insulated. I'm having a hard time finding windows for the job. The lumberyards quoted a couple different options, neither of which work well. One yard quoted insulated glass windows that were pricey and they other quote Boston Sash windows. Boston Sash seems to only make double hungs and I need four awning windows and two double hungs.
I found a place in Texas, Avalon Windows. I emailed for a quote since they sell directly, but not sure shipping up here to Mass will be cost effective.
Anyone have a somewhat local source or recommendation for single glazed wood windows in the mass area? Yeah, I probably could set up and make them, or have a local millwork shop make them, but I think that would be expensive too versus finding a stock size window.
List of windows I need:
Awning Windows
Qty 2 - 2-0 W x 2-0 H – A2424
Qty 2 - 2-6 W x 2-0 H - A3024
Double Hung
Qty 2 - 3-0 W x 4-6 H – DH3046
Thanks in advance,
Mike

Re: Single glazed wood windows manufacturer?
A similar situation exists when looking for single glazed patio doors. I have seen some real cheap crap, but they are so bad that it's easier and less expensive to use off the shelf insulated glazed units.
As you specify a wood window, check around to see who does single glazed historic type windows. Probably still pricey, but they are out there.
I used a Canadian mfg for wood windows, the price point was right there with Marvin Ultimate series. Now these were all insulated low-e argon delights, but I can't see why any stock insulated windows can't be used, off-the-shelf, so to speak. I have had arguments with the local hysterical society about single glazed versus insulated units. The argument about mutton shadow lines is rubbish, but they persist sometimes. But, these same yoyos will allow you to reinstall the aluminum storm windows many installed in the 50s and 60s! Go figure!
By the way, check Brosco for single-glazed wood units.Take Care

You could try these guys:
http://www.greenmountainwindow.com/
or
http://www.smithrestorationsash.com/
They do offer single glazed sash in the Brosco catalog that could easily be made into an awning window.

Mike,
Did you look in your Brosco book? I don't have it in front of me but I just did a job with double-hung single glazed wood windows. I needed to match two existing in a summer cottage.I have nothing to offer but blood, toil, tears and sweat.

Brosco doesn't do pre-hung awning windows. Marvin will make whatever you want. Green Mountain Window and Llowen probably would too.
Or try these guys: http://www.mathewsbrothers.com/products/wood.html. They make barn sash etc. for Brosco, but also make some pretty nice units.

Re: Single glazed wood windows manufacturer?
Hey guys,
I talked to my lumber salesman about the Brosco cellar window units, which are close in size to what I'd need for the awning windows. They are reasonably priced at around $115 or so, but they don't include exterior casing or a sceen. So I'd have to make the screen and figure out a way to attach it inside, which shouldn't be too bad.
Boston Sash will make awning units and he's getting a quote, but he figures it will be $350 to $400. At that point, why not just get an insulated window. Also, lead time is 6 weeks.
Problem is that we are trying to match windows on shed nearby and it is single glazed with true divided lights and wavy glass, which my clients like.
I'm digging the foundation next week and will probably frame it is three weeks or so when I can get there, so 6 weeks wouldn't be a killer. I'd get it water tight, put the trim on everywhere else and just have to go back and side it once the windows are in. Not a big deal and the job is right across the street from my house. Called a furniture guy that builds stuff for me to see if he'd be interested. Guy on my crew has made plenty of windows like this, but I'd rather stay on what we're on then setup and make windows. Especially since the basement workshop is full to the gills with crap. Need a nice big garage for this stuff - someday! Hopefully next summer.
Got a price from one place back I found on internet that was not suggested by anyone. Awnings were around 600 ea, and double hungs were 760. Seems pretty crazy to me.
Boston Sach double hungs were 233.
Sent off for pricing from Green Mountain.
I'll contact Matthew bros too.
Thanks for help and suggestion guys.

Re: Single glazed wood windows manufacturer?
Also, can't figure out on the Brosco basement windows if the sill nosing is applied or not. From the drawings on the online catalog it appears it is applied and it is a sloped sill. But, does it go out past the jambs for my casing to sit on?
Anyone have any experience with these?
I asked my salesman to see what he could find out.
I guess I could just run the 1x5 down next to the sill rather then terminating on top of it, but that would probably look like doo doo.

Don't knock yourself out trying to save your client money on something they like. If they really like it price will be secondary, if not, then give them a cheaper second choice.

Re: Single glazed wood windows manufacturer?
Mike, IIRC the sill does not come with long horns, which is what you are describing, but you could tell the salesman to order them with long horns. Or have him order an extra-long sill and you can notch it yourself.
The sill nosing is not applied; the frame is four pieces--2 sides, a top & a bottom. The sides are rabbeted to receive the top jamb and the sill.

Re: Single glazed wood windows manufacturer?
No millwork shops near you? They can make up just about anything that you can draw (after you grab a few measurements of the shed windows next door). Result won't be an AAMA rated assembly, but that does not seem to be an issue for a garage. Get some "antique" or "historic" glass from an art glass vendor and putty glaze things. Voila!

Re: Single glazed wood windows manufacturer?
Well, looks like from an ease, time and cost perspective, the Andersen 400 series Awning has won out.
Boston Sash 2 x 2 awning window was about 750 with a six week lead time.
Local millwork shops around me were around 500 with two to three week lead time.
Andersen is 300. 3 week lead time because of simulated divided lights and spacer bar.
I'm happy to install anything. But I think the home owner is leaning toward Andersen.
Thanks for the input guys.
Mike
